Regional Property Manager

The Regional
Property Manager will oversee a portfolio of multi-family properties within a
specific region. The Regional Property Manager is responsible for the
efficient, professional, and effective operations that include building and
managing a team of people, revenue management, budgeting, reforecasting, and
resident relations. The goal of this position is to drive value through
effective leadership, financial insight and innovative business strategies.
Essential Job Duties
- Manages the
financial and operational performance of the assigned portfolio, identifies,
and investigates indicators of performance deficiencies or opportunities, and
guides the development of appropriate action plans that correct deficiencies or
maximize opportunities to ensure the portfolio meets stated goals and
objectives.
- Monitor property
budget performance and prepare and/or review monthly variance reports and
reforecasts
- Promotes client
satisfaction and retention through timely reporting and on-going communication
about the performance of the properties, and responds quickly responds to
client/owner concerns, questions, issues, and requests.
- Reviews, analyzes,
and interprets market data to identify emerging trends that may impact the
performance of the portfolio, and works with the property managers and others
to develop and implement market plans that drive occupancy and revenue growth.
- Ensures that the
appearance and physical aspects of the properties meet the Company’s and
established standards through routine site and safety inspections and
communicates concerns and requests for capital as needed to provide for the
physical upkeep of each property in the portfolio.
- Mentor and develop
property managers and create clear and measurable goals that drive property and
employee success.
- Provides leadership
to the team of property managers by interviewing, hiring, and training team
members, and by managing their performance in accordance with the company’s
policies, values, and business practices.
- Provides support to
the property managers to effectively train and manage their direct reports.
- Responsible for
abiding by all policies and procedures as outlined in the Employee Handbook and
Policies and Procedures Manuals to include staff adherence to Fair Housing and
Equal Opportunities.
Minimum
Qualifications
- Bachelor’s degree from an
accredited institution, preferably in business, marketing, or finance and
five (5) years of experience in regional multi-family property management.
- In lieu of a bachelor’s
degree, ten (10) years of experience in regional multi-family property
management.
- Management of a portfolio of
1500 plus units
- Must have a strong
understanding of financial reporting
- Proficiency with property
management software, preferably ResMan.
- Preferred Industry
certifications (e.g. CPM, ARM, etc.)
- Proficiency with computer
software, including Microsoft Office, Email, Word, Excel and PowerPoint.
